Why North Jersey Roofs Get Black Streaks

Drive any street in Morris or Passaic County in July and you will see it: dark streaks running down from the ridge on one side of a roof while the other side looks fine. Homeowners usually read that as age, or as dirt that a hard rain should have taken care of. It is neither. It is alive, and it is growing.
What the streaks actually are
The organism is Gloeocapsa magma, a blue-green algae. It arrives as airborne spores, lands on the roof, and feeds on the limestone filler that manufacturers mix into asphalt shingles as an inexpensive extender. Once a colony establishes, it produces a dark protective sheath against UV, and that sheath is the black you see. Rain runs it downhill from the ridge, which is why the pattern is always streaks rather than patches.
Green fuzz is a different problem. That is moss, and moss holds water directly against the shingle. Crusty gray-green scabs are lichen, which is the worst of the three because it anchors into the surface rather than sitting on it.
Why it starts on the north side
Algae needs moisture and shade, and the north-facing slope of a roof gets both. It sees the least direct sun of any plane on the house, so morning dew sits on it hours longer than it sits on the south side. Through a humid North Jersey summer that slope is essentially damp every night.
Tree canopy compounds it. In the wooded parts of Kinnelon, Montville, and Towaco, mature oak and maple keep whole roof planes in shade all day, and the canopy drips long after a rain has stopped. Add the leaf litter that collects in the valleys and you have a roof that never fully dries out between May and October. That is why roofs in Kinnelon and the surrounding wooded towns tend to streak years earlier than roofs on open lots a few miles away.
North-facing slopes under trees go first. East-facing usually goes second. South and west, if they go at all, go last.
What it does if you leave it
The cosmetic problem is obvious and it is the smallest part of it.
- The algae mat holds moisture against the shingle surface continuously, and constant moisture is what breaks down the asphalt binder.
- As the colony feeds and spreads it loosens the mineral granules that shield the shingle from UV. Granules in the gutter are the tell.
- Moss goes further. It grows under the shingle edges and physically lifts them, which opens a path for wind and water.
- Lichen roots into the surface and cannot be removed mechanically without taking granules with it.
- A darker roof runs hotter, which adds load to the attic in August.
None of this happens fast. It happens over years, which is exactly why it goes unaddressed until the roof is due for replacement earlier than it should have been.
Why pressure washing a roof is a mistake
This is the part worth being blunt about. A pressure washer will take the streaks off. It will also take the granules off, because they are simply bonded to the surface and a high-pressure jet has no way of distinguishing between the algae and the mineral layer underneath it.
It gets worse. Shingles work by overlap, shedding water that runs downhill. Water driven uphill at pressure goes under the courses, past the overlap, and onto the sheathing. And the warranty language on most major shingle lines is explicit that high-pressure cleaning voids coverage. Industry guidance from the asphalt shingle manufacturers points to low-pressure application of a cleaning solution instead, with no scrubbing and no pressure.
What actually works
Soft washing is the method the manufacturers endorse. A shingle-safe solution goes on at low pressure, kills the algae, moss, and lichen at the root, and is rinsed gently. The roof does not always look finished the same afternoon, particularly where lichen was heavy, because the dead growth weathers off over the following weeks. That is normal and it is the trade-off: a slower result in exchange for a roof that still has its granules.
Everything below the roofline gets protected and pre-wetted first. Plants, beds, and lawn take the runoff otherwise, and that is an avoidable problem.
How long it lasts depends on your lot. An open roof can go several years.
