Why It Matters

Pavers Get Dirty Twice: On Top and In Between

A paver patio has two separate problems, and most contractors only address one of them. The surface picks up the same organic film that dulls concrete, so the whole patio drifts toward a flat gray-green and the color the pavers were chosen for disappears. That part is straightforward to fix.

The joints are the real issue. Once the sand between the pavers washes out, and in North Jersey it always does eventually, the gaps fill with soil, moss, and weeds. That is not just ugly. Sand in the joints is what locks a paver field together and stops individual stones from shifting, rocking, and settling unevenly. Empty joints mean a patio that is slowly coming apart.

We clean the surface and clear the joints properly, and we strongly recommend re-sanding afterward. Cleaning a paver patio and leaving the joints empty gets you six months of good looks and a worse problem than you started with.

Common questions about paver cleaning in northern New Jersey.

Do I need to re-sand after the pavers are cleaned?

We strongly recommend it. Cleaning clears the old sand, soil, and moss out of the joints, which is exactly what needed to happen — but it also leaves those joints empty. Empty joints mean pavers that shift and rock, and weed seed with somewhere to land. Cleaning without re-sanding gets you about six months of good looks and a worse problem than you started with.

Will pressure washing damage my pavers?

Not the way we do it. Pavers are hard enough to take real pressure, but a narrow nozzle held too close will etch the face of the stone and blow the joint sand out in stripes. We use a surface cleaner at a controlled distance so the whole field comes out one even color.

Can you get the weeds and moss out from between the pavers?

Yes, and that's most of the job. We clear the growth and the soil it rooted into out of the joints before the surface gets cleaned. Getting it out is straightforward. Keeping it out is what the re-sanding step is for.

How long does a paver patio take?

Most residential patios are a single day for the cleaning. If you're re-sanding, that has to go down on a fully dry surface, so it's usually the following day. We'll tell you which at the estimate.

Do you seal pavers?

Ask us about it when we look at your patio. Sealing has real benefits and real trade-offs, and it isn't right for every installation or every stone. We'd rather talk it through in front of the actual pavers than sell it sight unseen.

How much does paver cleaning and re-sanding cost?

Cleaning a paver patio and re-sanding the joints together generally runs $400 to $900, depending on square footage and how far gone the joints are. Cleaning on its own costs less, but we rarely recommend it alone, because an empty joint is a worse problem than a dirty one.

Polymeric sand is the larger part of the material cost. It also has to go down on a fully dry surface, so a combined job is usually two visits: clean one day, sand the next.

Pool surrounds and steps take longer per square foot than an open patio, since the coping and nosings need the most care.
